Holiday business hours 2011-2012

Below are the operating hours for administration and maintenance personnel over the holiday period:

Dec 23rd – 8am – noon
Dec 24th – 27th – closed
Dec 28th – 29th – 8am – 4pm
Dec 30th – 8am – noon
Jan 1st – 2nd – closed

Business resumes as normal on January 3rd, 2012. In the event of emergencies outside of business hours, please contact 327 6943.

We would like to take this opportunity to wish all residents happy holidays and a prosperous New Year.

Staff gratuities

We would like to advise that should any residents wish to offer gratuities for the personnel that help to keep Sandyport a safe and pleasant place to live, payments are being collected by Marie Souder who, in previous years, has acted as Trustee for the Sandyport Staff Gratuity Fund. We are sure that the staff will be very appreciative of the recognition of their efforts and although there is no upper or lower limit on the donation, a guide value of $50 per resident has been suggested.

The Association will provide Marie with a personnel list and she will distribute the funds on December 23rd. We would ask that no gratuity funds/cheques be paid to the Association in order to avoid any confusion. Payments can be made payable to Marie Souder ON OR PRIOR to Wednesday, December 21st and left at the Sandyport Homeowners office for her collection or at the Sandyport Security Gate Main Entrance.

Board of Directors Meeting: Updates for November 2011

The Board has discussed a number of issues at a recent meeting and have agreed upon the following:

Delinquent accounts

As of January 1, 2012 a list of addresses detailing delinquent accounts will be made available to any Member of the Association upon request.

Pest control

The Association will continue to monitor the common areas for rodents and ensure that there are adequate rodent bait stations in place. Residents requiring rodent control on their private property should contact a reputable company for assistance as this service is outside the scope of the Association’s obligations.

To further enhance the health of our environment, rollout trash containers with attached lids will soon replace the existing garbage cans.

Phase V recreation area

The area will continue to be for the use of all residents and their pets. There are no plans at this time to restrict the entry of pets.

Sandyport security decals

The recently issued decals will be replaced by the issue of new decals that will bear the Sandyport logo in lieu of the name. A notice will be sent when they are available.

Dangerous dogs

Owners of dogs that are considered a threat because they demonstrate aggressive behaviour will be asked to remove them forthwith and failure to do so will result in police involvement. The policy applies irrespective of size or breed of animal.

Tambearly school drop off zone

The school gate open times are as follows (during school days only):

  • 8am – 9am
  • 11:45am – 12:30pm
  • 2:30pm – 3:30pm

At all other times the school gate is locked and unattended but may be opened upon request.

Annual General Meeting

The AGM will take place at 5pm on January 20, 2012. Confirmation of the venue will be circulated soon. We are still seeking nominees for Officers and the Board of Directors. All nominees must be current members of the Sandyport Homeowners Association in good standing and preferably reside within the development (although it is not a prerequisite). If you are interested in running for the Board or would like to nominate someone, please email details to nominees@sandyportmanagement.com.

Removal of dangerous dogs

There have been legitimate concerns raised by certain residents about dangerous dogs that reside within Sandyport. Whilst the Restrictive Covenants stipulate the weight limit of dogs to those under 50lbs, the Board determined that this should be aggressively enforced where animals are considered dangerous, such as Pit Bull Terriers. The relevant Restrictive Covenant reads as follows:

No swine cows horses poultry or objectionable animals or creatures shall be kept raised or maintained PROVIDED ALWAYS that a single dog weighing less than fifty (50) pounds when adult and a single cat shall not be deemed to be objectionable animals and providing nevertheless that they do not constitute a nuisance that they are normally kept inside the house and that they are not bred regularly.

To that end the Association has encouraged the co-operation of owners with dangerous dogs to arrange for their removal and if that has not been forthcoming, legal action has been instigated against the owners.

It is unfortunate that the Association must resort to legal action to promote the safety of the wider community however we would like residents to be aware that it is doing all within it’s power to arrange for the removal of such dangerous animals.

*** UPDATE – Nov 18, 2011 ***

An incident has been reported to the police and the matter is being handled by them. The police have advised that any owner should report any incidents of this nature directly to them and not to the Association so they can then treat as a criminal matter.

Halloween weekend

As we are all know Halloween is celebrated at the end of October and as customary, it will be celebrated in a big way at Sandyport. Our security team will be highly visible during the Halloween festivities.

There are a few safety tips we would like for you to keep in mind during this celebration:

  1. Please have your invited guests use the main gate and ensure you provide security with a list – uninvited guests will be refused entry.
  2. For Security purposes, no trick or treaters will be allowed access through the Service entrance.
  3. Please ask your guest to state the name of the residents who invited them. Security will not be allowing any uninvited trick or treaters on to the property.
  4. Please advise your guest that everyone is expected to be off the property by 10p.m.

New vehicle ID system

To further enhance our security we are introducing a new vehicle ID system to facilitate the recognition of vehicles that enter without using the automatic entry system. We require all residents to have their ID tag installed at the main security office located at the main entrance before October 31, 2011. We require the name, address and license number for each vehicle registered to a Sandyport resident to be recorded and the ID tag to be installed in the upper left hand corner of the windscreen. The ID tags renew annually with the initial set expiring December 2012. From November 1, 2011 all vehicles without an ID tag will be deemed non-resident and not granted entry until the resident provides authorization or the ID tag is installed.

Whilst those residents with automatic entry decals already installed will not require the ID tag to enter the property, we are encouraging all residents to register their vehicles. Effective November 1, 2011 the automatic entry lane at the main entrance will no longer be opened manually and therefore residents that wish to use this facility should arrange for the decal to be installed.

Security alert

We have received the following information concerning a known criminal, recently released from prison who has been known to target homes on Paradise Island and in Nassau:

His name is Jeffrey Etienne, also known as ‘Spiderman’. He climbs up the outside of buildings, and tries door and window handles until he finds one that opens. He steals cash, jewelry and small electronics like phones and laptops. He does not take televisions. He operates between midnight and 4 am or 5am. He is not known to be armed and has not attacked anyone. He wears short pants and no shirt, so is hard to grab hold of. He has a tendency to jump in the sea if cornered.

The police are very keen to catch him themselves and ask anyone who sees or hears anything not to approach ‘Spiderman’ but immediately to call the police at 363-3011 or 919 and notify security on 327-6943.

Canal entrance open hours

For enhanced security, the Board has amended the hours that the canal entrance shall be open. Effective immediately, the barrier will be closed between one hour before sundown and 30 minutes after sunrise.

In the event that access is required during these hours, boaters are required to request permission from the Security department at least 12 hours beforehand.

Volunteer firefighters

Our security department has recently undertaken special training from the Bahamas Fire Service and invested in a fire pump so that we can act as first responders to a fire emergency. We are encouraging residents to enlist as volunteer firefighters that can provide additional support to our security team in the event that we do experience a fire emergency.

If you are a resident that would be interested in enlisting, please email firefighters@sandyportmanagement.com with your details and we will contact you with further information.

Security updates – May 2011

Warm Greetings to all of our Residents!

Thankfully, April has been another quiet month!

As you may have noticed, some of the speed bumps have been removed. With this in mind, please be mindful of children who may be playing in the area especially on the weekends. As a reminder, the speed limit is 15 mph. We are adding more signs throughout the property in the coming weeks.

Pet Stations have been put in place throughout the property. These stations are to assist pet owners dispose of their pet’s waste. I would encourage all pet owners to use them as they take their pets walking.

We have been having an ongoing problem with pets being a nuisance to other residents, in particular cats. Please as much as possible keep your pets within the confines of your property.

As an additional reminder, the Canal gate opens at 7am and closes 9pm. Please adhere to the time that is stipulated. Only in cases of emergencies, should there be a request for the times to be extended. We are monitoring channel 72 on our ship-to-shore radio.Boats that enter and leaving the Canal at late hours are a disturbance to other Residents.

Finally, please remember to instruct workers to use the Service Gate.
