Proposed improvements for 2013 through 2015

The Board has reviewed the many suggestions to improve our community and believes that we should be able to complete many of those listed below over a 3 year period, if no special assessments are imposed. We are encouraging feedback for priority or additional suggestions which can be posted to the comment box below. Press the + alongside each item for further details.

Canal barrier

The existing steel barrier is corroded and possesses no mechanism to allow it to be opened mechanically. It remains open throughout the day during which time a rope is used to control access and egress.

Canal security booth

The building, which is of a wooden structure, is in a poor state and requires significant renovations or replacement.

Canal jetty

The frequency with which the canal inlet requires dredging is increasing due to the movement of the sand from the West to East. Engineers recommend extending and raising the jetty on both sides, and sand tightening them to reduce the amount of sand entering the canal.

Curbing

We have added curbing along the roadways where new landscaping has been installed giving the area a more finished look. However, most of the community roadways are without curbing.

Drains

Low lying areas of the estate are subject to flooding during heavy rainfall, the solution is to drill 150ft drains in the affected areas.

Landscaping project – Sandyport Drive 43 – 48

The tennis court, pool area, pool deck and gardens alongside Sandyport Drive 43 and the common area directly opposite are in poor condition. If the budget permits, all works should be carried out together.

Perimeter wall

There are plans to extend the wall that backs on to Super Value toward the corner by Tambearly School. We had applied to build an additional entrance in the same area but we have had difficulties obtaining right of way.

Pool resurfacing

The pools near Sandyport Drive 43, at Governor’s Cay and adjacent to Roberts Isle are due to be resurfaced.

Privacy screen

The fence that runs from the service gate toward Super Value does not provide any privacy from passers by along West Bay Street. A privacy screen – similar to that installed at the main entrance tennis courts – will improve the level of privacy in the community.

Recreation area

The area adjacent to the gazebo in near Coral Beach has sufficient space to add amenities; a committee has been formed to develop this idea.

Street lights

We have approximately 200 street lights, many of which require re-installation to provide greater stability and better aesthetics. In particular during hurricane season a number tend to become damaged beyond repair at a cost of over $1,000 each.

Surveillance system

The CCTV system has recently been significantly upgraded to include the ability to transmit all CCTV footage to the main security control room. The next phase requires the installation of a fiber loop to allow faster transmission of video data together with greater saturation of CCTV cameras at choke points and recreation areas.

Tennis court fences

The fences around the tennis courts are original and in need of significant repairs or replacement. If the courts are resurfaced, the poor condition of the fences will become more obvious.

Tennis court resurfacing

All the tennis courts are in need of resurfacing and most have some degree of root damage from nearby trees.

Transformer fences

The work to replace the fences around the transformers and lift stations (wastewater system) is complete. The final stage of this project requires the installation of bougainvillea plants around each fence to provide a natural screen from the equipment within.

Wastewater system

It is a common misconception that the green tanks located at the maintenance compound store potable water. The tanks are part of our wastewater system which comprises of seven lift stations (which is a well with 2 pumps that move the wastewater toward the wastewater plant) and a series of tanks that each perform a function as part of the treatment process. Many repairs and upgrades have been carried out on the system since it was transferred from the Developer to the Association and there are many more outstanding. Preliminary costings to carry out the necessary repairs or upgrades recommended by our engineers exceed $600,000.

Water supply disruption

We are experiencing a delay in resolving several bursts in the water main, likely due to a sudden increase of water pressure. We are unable to advise when normal service will be resumed however work will continue until resolved.

Online payment Changes

In an effort to improve your ability to make online payment methods we are currently working with the local Banking Institutions to roll out a more efficient and secure method of payment.

To this end you are no longer able to use the method of making payments through PayPal. 

In the interim you are able to visit Sandyport Homeowners Association Office Suite #204 to make payment. Additionally, you can make online payments through the First Caribbean International Bank or Scotiabank information provided.

Security updates for the 2012 holiday season

2012 holidays

Warm Season Greetings!

The Holiday season is here and we would like to encourage all residents to be more vigilant than usual when it relates to matters of security. To increase the Security Department’s effectiveness, we have upgraded the CCTV system and engaged the assistance of dog patrols during the 4pm-8am shift.

Christmas Festivities

Residents are reminded to submit their party guest lists to Security to avoid delays upon their arrival. We would also like to encourage residents to be considerate of their neighbours when hosting parties by keeping the noise level to a minimum. Please observe the guidelines in this regard which state “No unreasonable noise shall be made in any house and an owner shall cause reasonable care to be exercised in the use of musical instruments radios television receivers amplifiers and the like…”

If residents are leaving the home for any significant length of time, instructions can be left via our ‘Going away‘ service. Remember to leave emergency contacts and any other special instructions.

IDs and Decals

Please be reminded that all IDs become invalid on December 31, 2012., these include those for maids and personal gardeners. In addition, vehicle (auto and marine) decals are now being issued for 2013, the 2012 decals will become invalid on December 31, 2012.

Boat Registration

Please co-operate with our security personnel who will be contacting residents concerning the proper registration of boats located within Sandyport.

Christmas Tree Lighting Party

TO ALL SANDYPORT RESIDENTS – CHRISTMAS TREE LIGHTING PARTY

Saturday, 1st December

4pm – 6pm

We would love it if all Sandyport residents and their children would join us at Sandyport’s first ever Christmas Tree Lighting Party! All children are to bring a tree decoration that they’ve made, to hang on the tree. Drinks and hot chocolate will be available for a small donation, the proceeds of which will be donated to the Great Commission Ministries who, among other things, run a shelter for abused women and children, a mens substance abuse shelter and also a daily soup kitchen. We will also be collecting dry goods donations (cans of food, cereal, rice etc) for the soup kitchen so please open up your hearts and empty out your cupboards! Below is a more extensive list of items the Great Commission Ministries is in great need of. Donations can be dropped off directly to Tica Dhaliwal’s garage (which will be left open) at 11 Sand Dollar Island from the 3 – 6th December between the hours of 8am and 5pm.

We would like to make this an annual event and hope you can all come out and join us. Since there is no complete email list of all Sandyport residents, please send this email on to all of your friends within Sandyport to ensure that everyone is aware of this event.

2012 Director’s Report to the Shareholders

SANDYPORT HOMEOWNERS ASSOCIATION LIMITED

DIRECTOR’S REPORT TO THE SHAREHOLDERS

For the period January 20th, 2012 to December 2nd, 2012

Less than one year ago, the Board committed to continue it’s efforts to rejuvenate, beautify and further secure our community. Board decisions favor a better quality of life and fair treatment for all residents whilst preserving or enhancing shareholder value.

The Board thanks the management team for continuing to fulfill our objectives and doing so without any debt, fee increases or special assessments.

In the last year we have:

1. Reduced the bad debt provision to $40,000 (2011 = $80,000).
2. Reduced outstanding gross receivables by 15.8% (Q3 comparatives) against year on year revenue increase of 3.3%.
3. Landscaped the following areas:
– Maintenance compound
– Roberts Isle recreation area
– Opposite Sandyport Drive from 79 to 120
– Sandyport Drive from Kingfisher to Watercolor Cay
– Sandyport Drive near Super Value
– Boat ramp
– Opposite Sandyport Drive 12
4. Replaced 100 garbage cans with rolling cans and added 15 ornate steel garbage receptacles.
5. Replaced all poolside furniture.
6. Extended curbing in various locations:
– Main entrance
– Service entrance
– Sandyport Drive between Kingfisher Island and Roberts Isle
– Maintenance compound entrance
– Sandyport Drive 79 to 120
7. Replaced the roofs on security and utility buildings.
8. Painted all common areas including fences, bridges and carports.
9. Enhanced walkways in the following locations:
– Governor’s Cay
– Roberts Isle recreation area
– Sandyport Drive
10. Replaced the picket fences around the transformers and utilities.
11. Renovated the boat ramp.
12. Extended parking allowance near Sand Dollar Island marina.
13. Updated the canal entrance wall and fence.
14. Carried out road repairs.
15. Added drains in several locations.
16. Performed all necessary clean up and repairs following Hurricane Sandy including canal dredging.
17. Implemented a monthly fogging schedule to prevent Dengue fever during the months of May through October.
18. Upgraded incoming worker’s security with a card identification system.
19. Upgraded security uniforms.
20. Upgraded the security vehicle fleet including all weather patrol and golf carts.
21. Replaced the backup generator for the security control room.
22. Installed an automatic entry system at the maintenance compound.
23. Upgraded the CCTV system.
24. Upgraded wireless networks at key locations.
25. Engaged a firm of civil engineers to evaluate the wastewater system and provide recommendations for repairs and expansion.
26. Installed a magnetic flowmeter at the wastewater treatment plant.
27. Performed various necessary upgrades to the wastewater collection system including pumps, runtime meters and switches.
28. Implemented on line billing.
29. Upgraded the on line customer support portal.
30. Relocated the management office.

We believe that we have delivered on our commitments in spite of the many challenges that have been presented throughout the year. I would like to thank my fellow Directors for their active participation and ongoing support throughout the year 2012.

Sandyport Fest this Friday!

ATTENTION SANDYPORT RESIDENTS – SANDYPORT FEST IN OCTOBER!

Friday 5th October Phase V Pool 7:30-10:30PM

Please come out and join your neighbours for a fun evening of mingling at our very own October Fest! This is a community gathering event, so if possible, please contribute a small dish of finger food to add to the festivities. There will be a cash bar but feel free to bring your own drinks. Let’s get to know each other and have some fun! This is an adult only party.
