Online payment Changes

In an effort to improve your ability to make online payment methods we are currently working with the local Banking Institutions to roll out a more efficient and secure method of payment.

To this end you are no longer able to use the method of making payments through PayPal. 

In the interim you are able to visit Sandyport Homeowners Association Office Suite #204 to make payment. Additionally, you can make online payments through the First Caribbean International Bank or Scotiabank information provided.

Important notice concerning outstanding balances

This is a general notice for residents and owners with an outstanding balance and may be disregarded if your account with the Association is clear.

  • All balances dated before January 1, 2013 should be cleared unless a payment arrangement has been formalised.
  • Indenture fees (fees for vacant lots) were due in full on January 1.
  • The payment deadline to qualify for a 3% discount on the annual maintenance assessment only is January 14, sufficient time should be allowed for international wire transfers to meet the deadline.
  • We have received direct deposits that have not been identified so please contact us immediately if you appear to be missing a payment from your account.
  • Payments by US cheque are now subject to a 1% surcharge.
  • The limit for cash paid at the office is $200, amounts above this maybe deposited directly at the bank account.
  • Undeliverable hard copies of invoices for 2013 maintenance and indenture fees will be available for collection until January 31.

2013 Assessment notice

Dear Homeowner

The Board of Directors of the Sandyport Homeowners Association met at a Board Meeting on November 26, 2012 and we are pleased to inform you that the Association’s Annual Assessment Fee for 2013 is set at $2.75 per square foot. This represents the 7th consecutive year without a fee increase; today $3.16 has the same buying power as $2.75 did in 2006 when the Assessment was last adjusted. By attracting additional revenue from new dwellings and non maintenance services and by careful cost controls, we have been able to continue improving our community without the burden of increasing the basic cost of owning in Sandyport. The 2013 budget is attached and will be effective January 1, 2013.

We are also pleased to be able to extend the early payment discount of 3% for all 2013 Assessments settled in full by January 14th, 2013. Since we introduced this option in 2011, an increasing number of owners have taken advantage of it, saving them time and money. The following conditions must be met in order to qualify:

  • Payment must be received in full by January 14th, 2013.
  • Any other balances associated with the account should also be clear by the deadline.
  • The 3% discount may be deducted from the 2013 Assessment only.
  • Note that Indenture Charges (applied to vacant lots) are not eligible for discount and are due on January 1, 2013 in full.

The following installment options will also be available:

  • Monthly – due on the first day of each calendar month, commencing January.
  • Quarterly – due on the first day of January, April, July and October.

You will soon receive your 2013 Assessment invoice and be able to select your payment option at that time.

Fees for vacant lots

In accordance with the Articles of the Association the Board has approved an increase of 11.58% with respect to the Indenture Charges due for each vacant lot effective May 1, 2012. The Articles govern the amount by which the Indenture Charges may be increased as follows:

Firstly the annual “Indenture Charge” which is subject to upwards revision every five (5) years and adjusted to reflect any increase in the cost of living as published by the Bureau of Labour Statistics of the United States Department of Labour to be paid on the first day of January every year by the member to the Association under the provisions of the Founding Agreements.

The last increase was in January 2006 therefore the next revision was due in January 2011. The Board has determined that the increase will not be retroactive. The revised fees are as follows:

Where the Indenture Charges were previously $1,245.72 the increase will be $144.25 per annum ($96.16 for the period from May 1, 2012 to December 31, 2012).

Where the Indenture Charges were previously $1,500.00 the increase will be $173.70 per annum ($115.80 for the period from May 1, 2012 to December 31, 2012).

Bills will be despatched imminently for the 2011 adjustment which are due for payment May 1, 2012 and the next review is due January 1, 2016.

The Board of Directors of the Sandyport Homeowners Association met at a Board Meeting on December 12th, 2011 and set the Association’s Annual Assessment Fee for 2012 at $2.75 per square foot.

The 2012 budget is attached and will be effective January 1, 2012.

We are pleased to confirm the following payment options:

  1. Payment in full by January 16th for the 2012 assessment will receive a 3% discount, which can be deducted at the time of payment. Note that payments must be received by this date to qualify for the discount.
  2. Monthly – due on the first day of each calendar month, commencing January 2012.
  3. Quarterly – due on the first day of January, April, July and October.
  4. Half yearly – due on the first day of January and July.

You will receive your 2012 assessment invoice in full later this month and be able to select your payment options at that time.

List of assessed addresses

We are pleased to be in a position to publish the list of addresses that are subject to assessment for the purposes of calculating the annual maintenance fees. The information may be found by clicking here. Note that some homes are still under construction therefore removed from the calculation (indicated with a note ‘A’) and others are based on preliminary measurements which may be subject to change (note ‘B’).

The 2011 budget is attached and the changes will take effect from January 1, 2011, to be billed in December 2010.

We are also pleased to confirm that there will be a number of payment options available:

1. Payment in full by January 15th for the 2011 assessment will receive a 3% discount, which can be deducted at the time of payment.
2. Monthly – due on the first day of each calendar month, commencing January 2011.
3. Quarterly – due on the first day of January, April, July and October.
4. Half yearly – due on the first day of January and July.
